PEAK FUNDING

PEAK ESTATE

Financing your property, from first purchase to lasting wealth.

Primary residence, rental investment, SCI, dismemberment: we build the financing suited to your situation and your goals — not a standardised loan.

Who it’s for

Whatever your borrower profile.

  • 01

    First-time buyers

First purchase, limited down payment, a recent permanent contract: we defend your file with the institutions able to look beyond automatic criteria.

  • 02

    Buy-to-let investors

First property or tenth unit: we choose the bank and the structure that preserve your capacity for what comes next.

  • 03

    Non-residents & expatriates

You live abroad and French banks turn your file away? This is a situation we handle regularly.

In practice

Precision makes
the difference.

Each point opposite can save several thousand euros over the life of the loan — or unlock a project your bank was refusing.

  1. 01

    Negotiating the rate and terms

Rate, arrangement fees, early-repayment penalties, flexible instalments: everything is negotiable, not just the headline rate.

  2. 02

    A suitable legal structure

Personal name, SCI taxed on income or corporate tax, joint ownership, dismemberment: the right vehicle changes both taxation and borrowing capacity.

  3. 03

    Optimising borrowing capacity

Treatment of rent, repayment deferral, term, loan smoothing: as many levers to get a tight file through.

  4. 04

    A multi-deal strategy

If you plan to buy again, we structure the first loan so it doesn’t block the next ones.

How it works

From your call to the release of funds.

  1. Step 1

    Reviewing your situation

A first conversation to understand your situation and your project. Free, with no commitment.

  2. Step 2

    Structuring the file

Choice of structure, debt calibration, preparation of a solid file for the banks.

  3. Step 3

    Bank negotiation

Presentation to the best-placed banks and negotiation of terms, rate and insurance included.

  4. Step 4

    Follow-up to disbursement

Support through to signing at the notary and the release of funds, then availability for your next deals.

Frequently asked

What we’re often asked.

Do you always need a down payment to invest in buy-to-let?

Not systematically. On a rental project, most banks today expect a down payment covering at least the notary and guarantee fees. Some, however, agree to finance these fees — or even part of the works — when the yield and the rest of the file justify it. Full “turnkey” financing remains mainly reserved for buying a primary residence.

SCI or personal name: which to choose?

It depends on your tax position, your goals and how the acquisition is structured. We discuss it at the first meeting and, if needed, involve your notary or accountant before any decision.

I am a non-resident — can you help me?

Yes, this is a significant part of our work. Not every bank accepts non-residents, but we know which ones to approach and how to present the file. It is all handled remotely.
