First-time buyer with a small deposit: the levers that really exist

A limited deposit does not doom your project. Between assisted loans and the financing of costs, several schemes make it possible to buy your main home sooner than expected.

The interest-free loan (PTZ)

Since the reform of 1 April 2025, the PTZ has been extended to all new-build homes — flats as well as detached houses — across the whole country, and this until 31 December 2027. Reserved for first-time buyers (not having owned your main home during the two preceding years) and subject to income conditions, it finances part of the purchase interest-free: up to 50% of the cost for a new flat and up to 30% for a new house, depending on the income bracket. In the existing-property market, it remains reserved for zones B2 and C, on condition that works are carried out.

The Action Logement loan and complementary loans

Subject to conditions (private-sector employees), the Action Logement loan finances part of the main home at a reduced rate. Other schemes can round out the financing plan: the social home-ownership loan (PAS), the regulated loan, and loans from certain local authorities or pension funds. Combined, they strengthen the application and reassure the bank.

Financing the costs, or even buying at 110%

On a main home, some banks agree to finance not only the price of the property but also the notary and guarantee fees: this is what is known as “110%” financing. It remains reserved for strong profiles — stable income, sound account management, capacity to save — and is by no means automatic. A deposit, however modest, always improves the terms obtained.

Attending to what is visible

The last three bank statements weigh heavily in the decision: no overdraft, regular saving, no unnecessary consumer credit. A “clean” application often makes up for a limited deposit.

  • PTZ extended to all new-build until 31/12/2027, subject to income conditions.
  • Assisted loans to stack up: Action Logement, PAS, the regulated loan.
  • 110% financing exists mainly for the main home, for strong profiles.
  • Well-kept accounts are sometimes worth more than a large deposit.
