Borrower insurance after 55 or 60: the solutions

House, hourglass and shield: loan insurance after 60 — illustration.

After 55 or 60, borrower insurance remains accessible, but it costs more and comes with age limits and medical formalities. The levers are well known: keep only the cover the bank really requires, compare several delegated policies, choose the calculation basis, shorten the term and adjust the share insured. When insurance is hard to obtain, other guarantees can supplement or replace it.

Why does borrower insurance cost more after 55?

The price reflects the likelihood that the insurer will have to pay. With age, the risk of death and illness rises, and individual policies, known as "delegated" policies, price that risk according to age. The bank's group contract, by contrast, pools all of its customers: for an older borrower, that pooling can work in their favour. The group contract is therefore not always the most expensive after 55. Only a case-by-case comparison, on total cost and cover, can settle it.

What age limits apply?

Each policy sets two types of limit, to be checked in its general conditions.

  • The maximum age at enrolment: beyond it, the insurer does not accept a new borrower.
  • The ages at which cover ends: work incapacity (ITT) and disability (IPT) cover often stops at around 65 to 70 or on retirement; death may be covered later, up to 80 or 90 depending on the policy.

These ages determine the possible term of the loan. A 15-year loan taken out at 62 ends at 77: you need a policy that covers death at least up to that age.

What cover does the bank require from a retiree?

The core cover required on every loan is death (DC) and total and irreversible loss of independence (PTIA). A retiree generally does not need the work-related cover, ITT and IPT, since there is no longer any professional income to protect. The FSI (standardised information sheet), provided by the bank with the simulation, sets out the cover required for your file. Do not pay for cover that the FSI does not require and that would in any case stop on retirement.

What medical formalities should you expect?

The health questionnaire is removed only if the loan ends before your 60th birthday and the insured share does not exceed €200,000. For an older borrower, the first condition is rarely met: a questionnaire is therefore almost always required. Formalities then increase with age and the capital insured: questionnaire, then additional medical tests. If your file presents an aggravated health risk, the right to be forgotten and the AERAS convention (the French framework for borrowing with an aggravated health risk) apply as for any borrower (see borrower insurance and health).

Delegation and calculation basis: a worked example

A delegated policy lets you choose an insurer whose age limits and medical underwriting suit your profile, and often a premium calculated on the outstanding capital, which falls as the loan is repaid. Take, for illustration, a 60-year-old retiree borrowing €150,000 over 12 years at 3.5%, insured at 100% for DC/PTIA at a rate of 0.50%.

  • On the initial capital: €150,000 × 0.50% / 12 = €62.50 a month, i.e. €9,000 over 144 months.
  • On the outstanding capital, at the same rate: the premium starts at €62.50 and falls every month; the total cost is about €4,850, a little over half.
  • On the initial capital, with the term cut to 10 years: €62.50 × 120 months = €7,500. The loan instalment rises from about €1,277 to €1,483, but interest falls from about €33,900 to €28,000, and the loan ends at 70 instead of 72.

These rates are fictitious: the actual price depends on age, health, smoking, capital and the cover selected. The rules of delegation are set out in our guide to insurance delegation.

Term and share insured: the other levers

A shorter term reduces the number of premiums, lowers your age at the end of the loan and can keep the file within the policies' age limits. With an aggravated health risk, it matters too: the last level of review under the AERAS convention only covers loans up to €420,000 (loan share) where the borrower is at most 71 at the end of the loan. For a couple, the share insured is split between co-borrowers with a total of at least 100%, and the cost of insurance is proportional to it. Moving from 100% / 100% to 50% / 50% halves the cost, but leaves half the capital for the survivor to repay. This choice is covered in our article on the share insured.

What alternative guarantees to insurance?

Borrower insurance is not a legal requirement, but in practice the bank demands it for a mortgage. After 60, it may accept other guarantees, in addition or instead, depending on the file: a pledge of a life insurance policy, a guarantor, a mortgage charge. Existing financial or property assets can thus offset reduced cover or an exclusion.

Changing insurance during the loan after 60

The Lemoine law (the French law of 28 February 2022 on borrower insurance) lets you change insurance at any time, free of charge, provided the new policy offers cover equivalent to that in the FSI. For an older borrower, two points to watch: the new policy is priced on your current age, and a health questionnaire may be required whenever the loan ends after your 60th birthday. A health problem that has arisen since signing must then be declared. Compare before requesting the substitution, and never cancel the old policy before the bank's written agreement.

What the firm does

We analyse your bank's FSI and the policies' age limits, put several insurers in competition with at least equivalent cover, comparing the total cost over the term, then send the chosen policy to the bank and follow the formalities through to the loan offer or the amendment. At signing as well as during the loan, the review is free and without obligation.

  • After 55, the price rises and policies impose age limits at enrolment and for the end of cover.
  • A retiree generally needs only death and PTIA cover: check what the FSI requires.
  • An outstanding-capital basis and a shorter term significantly reduce the total cost.
  • A pledge of life insurance, a guarantor or a mortgage charge can supplement or replace insurance depending on the file.
  • During the loan, a change remains possible, but with a questionnaire if the loan ends after 60.

Frequently asked

In short.

Can I get borrower insurance after 60 in France?

Yes. Each policy sets a maximum age at enrolment and ages at which cover ends: incapacity and disability cover often stops at around 65 to 70 or on retirement, while death may be covered up to 80 or 90 depending on the policy. The price is higher and a health questionnaire is almost always required, because the loan ends after age 60.

Does a retiree need work incapacity cover for a mortgage?

Generally not: a retiree no longer has professional income to protect, and the bank most often requires the core cover of death and total and irreversible loss of independence (DC/PTIA). The cover required for the file is listed in the standardised information sheet (FSI) provided by the bank. That document is the one to check before choosing a policy.

Can I change my mortgage insurance after 60?

Yes, the Lemoine law allows you to change borrower insurance at any time and free of charge, provided the new policy offers equivalent cover. The new policy is, however, priced on your current age, and a health questionnaire may be required whenever the loan ends after age 60. Compare before requesting the substitution and do not cancel the old policy before the bank's written agreement.

Are there alternatives to borrower insurance for older borrowers?

Borrower insurance is not a legal requirement, even though in practice the bank demands it for a mortgage. Depending on the file, the bank may accept other guarantees in addition or instead: a pledge of a life insurance policy, a guarantor or a mortgage charge. Existing assets can thus offset reduced cover or an exclusion.
